In all, a gorgeous hunk of natural sandy beach, 40' rock cribbed dock with breakwater, city sewer line through the property, and a level wooded lot with views of Governors Island, Meredith Neck, and the mountains beyond. While this is a perfect lot for continuation as a family compound, or divided into high-end residential development, it meant that the sale price would be at the top of the market. Your expertise, along with that of your associates, recommended a price that we agreed upon, and your team was able to bring it to closure within approximately four months. Not bad for a still "iffy" market and a discouraging selling season (winter/early spring). I was impressed with your industry and professionalism. I also detected a fair amount of entrepreneurism as to the highest and best use, as well as creative approaches to various hurdles we all had to surmount. But prevail we did! Your dogged attention to detail, availability around the clock, fastidious attention to due diligence, damage control, and, of course, "Murphy's Law" was impressive. I especially liked your competitive nature when you won the award for marketing the property and your determination to show "other" brokers that the price was real and attainable. You took responsibility!
